MY CANDIDATE STATEMENT

My 250 word Statement submitted with my nomination paperwork.

 Why Do You Want to Serve on the Board? I want to reverse annual HOA losses, $134,221 in 2024 and $125,379.45 in 2025, achieve the 2026 Budget’s Net Income (Loss) of $0, and increase transparency in the conduct of Board decision making, particularly with respect to HOA finances. I believe this can be done while still improving the quality of essential activities, facilities and landscaping. Desired spending items that are not proposed or approved by the Board should be shared with the Community.


Why You Feel You Are the Best Candidate? The current Directors running for reelection, along with others, made the decisions that led to losses the past two years. Having run many organizations as CEO or Board Director over decades where break even or better was mandatory, I know how to do this. 


What Do You Wish to See Accomplished? $0 Net Income at December 30 each year, not a Loss as in 2024 & 2025. Keep our annual HOA Fee increase less than 4%. Approve non-essential spending items only when running a positive YTD Net Income.  I will work to achieve a number of additions to the Board’s operation; see Paul4The Board.org for more information.


What are Your Goals for the Community? The HOA helps homeowners restrain the ever increasing costs of living and home ownership to offset inevitable HOA Fee Increases. The HOA promotes the Community so that homeowners can sell or rent their home quickly. The HOA advances the Community into the next quarter century.
